Prioritization of Young Women's Housing Choices: Focus on Spatial and Environmental Factor
Abstract
Housing, as one of the most fundamental human needs, plays a crucial role in fostering feelings of security, tranquility, and a sense of place. In recent years, cultural and social shifts in the lives of women, particularly in the metropolis of Tehran, have altered their housing selection criteria and preferences compared to the past. This study, utilizing an exploratory and qualitative approach, aims to identify and prioritize the housing selection criteria among young Tehrani women aged 20 to 40.The research data was collected through semi-structured interviews, and the responses were coded using MAXQDA software into three categories: a) physical characteristics of the residential building, b) physical characteristics of the neighborhood, and c) environmental perception. The findings indicate that among the building characteristics, natural light and unit size are, respectively, the most important factors for these women in choosing a home. In the perceptual dimension, spatial organization and privacy hold greater significance. Regarding the neighborhood dimension, the level of crowdedness or quietness plays an effective role in the housing selection decision. These findings can significantly contribute to the design and planning of housing that aligns with the real needs and lifestyles of women, thereby enhancing their sense of satisfaction in society. By understanding the priorities and preferences of young women in Tehran, policymakers and urban planners can create residential environments that promote the well-being and sense of belonging for this group, ultimately improving their quality of life. This research underscores the importance of integrating gender perspectives into housing design
